Another Drunkard Day....

CHS Development Sdn Bhd was one of my company's biggest clients, who pass almost all of their projects to us to act for the Sale and Purchase Agreement. And today, they are having a annual lunch at SheeLoiTang Restaurant, Sg Long. I planned not to go as I know I will be forced to drink hard hard liquor like last year, every table gotta drink with the developers bosses, and most of the people who attend the lunch where those elderly folks, and guess what, the developer total got 7 bosses/directors in the company, so you know how happening it will be. FFK mission failed as my Mrs boss aka elder aunt Marrianne asked me to tagged along, because this morning, I'm in the office helping my lawyer Tan to reformat his laptop, and they already confirmed my participation, holly shits rite?

Me and my lawyer Tan reached late, once we stepped in the restaurant, looking for our table, we saw my aunt Angie aka company accounts waiving her hand to give us signal, then I saw Amanda (Developer's youngest Daughter) and her husband Shawn was sitting at our table as well, then only we found out that both of them shifted their seats with 2 of anonymous that should be at the same table with us, and their are on mission, to make everyone at our table to get drunk, especially my another lawyer Raymond, my cousin sis aka Raymond's wife, me, my boss and my aunt Angie, but Angie not feeling well, passed her glass of liquor to me, after bottoms up 2 glasses, here comes the another boozer, Ms Neo (Developer's staff), total drank 4 glasses bottoms up, Eww..., the most pitiful guys is Raymond, he forced to drank more than 10 glasses during the lunch, but still standing, in the end of the lunch, our table total finished 4 bottles of Hennessy VSOP. @.@

Frustration? or Confused?

It's been awhile I feel this way, why? Thanks to the one who paying me salary every month, my Big Boss.

In relation to the project that I'm in charge currently, having some problem with the Master title sub divided to Individual title for the whole project, and the project is almost done, still left 15% more to go, so for those purchaser who were applying loan to finance their property, once the 1st claim issued, it should be around 85% for the moment, and the bank have to released the amount of 85% of the purchase price to the developer within the given date. But the problem now is, previously loan solicitors was actually submitting the Master title to the bank for security, but so happened that the individual title already sub divided from the Master title last month, those loan solicitors that just get instruction from the bank to prepare/act for the loan documentation for the said borrower, Loan Solicitor have to conduct a land searches on the land (based on the Master Title particulars) to check whether is there any problem on the land or not, and so happened that the result of the land searches came out was a Individual title particulars, so what would they do after? (1) Call up to me (as the solicitors firm who acting on the Sale and Purchase Agreement) and check with me whats going on; (2) call up to Developer, to check with them where's the Individual title; (3) called me back and ask me whether I've the latest individual title or not, and how to proceed to the next stages if without the individual title.

The 3 steps that I mentioned above confirmed will happen, because the Bank won't released the loan sum to the Developer, or should said not even will accept the documents that been sent to them by their loan solicitors, because if the Bank solicitors know that the individual title already sub divided, and if didn't get the individual title from the loan solicitors as a security document, Bank will not proceed to the next step. My part, my loan department was currently submitting the old land searches of the Master title to the Bank (previous title), not the latest 1, so the Bank wouldn't know that this particular property already got the individual title, because by doing so, they will just thought that this property still under Master title, once everything is done, document required received, Bank will released the loan sum to the developer according to the claim amount of the said lot. But for the others solicitors, couldn't do so, because they don't have the previously searches, because once they conduct searches on the Master title, confirm it will appear some others Individual title particulars of the said project, so by any how also, they need to get the said unit individual title and submit to the Bank as the security. And so happened that the title got a restriction clauses that have to get consent from the land office, without the approval, the title couldn't be transferred, meanwhile, Developer is actually attending on the submission of the Blanket consent for the whole project to the land office, and it would need sometimes to come out the approval from the land office, here's the problem occurs, title was restricted, how Bank solicitor can get the individual title from the Developer? Haha, headache rite?confused rite?I've no idea how and what kinda steps that I should advise them, every times when they called up, I'll just told them that my firm was using the Master Title for the loan part, but I've no idea whether you can do so or not, when they ask again, I'll just said, pleased check with developer which way they preferred.

Damn Frustrated when you answering those calls from different Lawyer and asking for the same damn question which I also have no idea how to answer them, and every times they called, my boss confirm not around, how am I going to give them the answer at the same times?

Well, sometimes I'd preferred to seek advised from my another lawyer better than check with my Big boss, but after every time the lawyer told me what kinda step should take and so on, he sure asked me to double check with my Big boss and see whether he agree on doing so or not, some how, I wish that I could still under this lawyer instead of under my Big boss, but he already got my cousin sis aka his wife, lolx, I'm bored with it already lar...god help me please....

Registering Company??

Well, these year could said that my dad's business is growing bigger and bigger, it's earning from now I could see, unlike the previous years, not to said that don't have business, got business, but hardly to collect back those renovation/construction fees, sometimes even have to fork out his own savings to keep the business going, days by days, my dad's accounts getting lesser and lesser because of his unplanned business, savings all gone to his projects, doing those lost profit business giving him and my family a hard times, I even need to support him using my own salaries and savings, could tell you now, if he didn't ask money from me, and I don't need to bare my own University fees, I guess I can come out my own car already, but somehow, things just couldn't go the way that you wish, a lot of obstacles on my life's, I always blame the god that why I should born in this kinda family, but then, when think back, should I blame the god for this, this is just some test for me man, it's my life's, so just face it, but somehow, it made my savings gone, and because of this financial pressure, pressure till it goes to my xgf there, she felt pressure because of me also, that's why she choose to leaved, but then, it's my problem also lar, can't blame anyone else beside my own, yeap, the way she screwed me up b4 it's true, I still couldn't let go completely as my frenz around told me the same, I should stay cool and not doing anything else to offended her, sorry to her as giving her some much stress b4 this, but then think back previously my family were staying happily, without stress, not much burdens and less pressure from my dad's business, where comes the stress?

My dad, previously was a Sales Marketing Manager, leader of the sales company, refer back to my mom and few of my aunties (my dad's sisters), they said that my dad last time used to be a quite successful man, kept on changed car, count back should have more than 11 cars when he was just 20yrs old, and all purchased with cash, sounds awesome eh? But how come now become so errmm stuck in the middle kind? My mum said that my dad always wish to earn big money, that's why changed his field into construction, my mum also told me that b4 my dad was introduced to my mum x company as a contractor, my dad's reputation was very good in Bangsar's area and some other places as well, one of the Bangsar's street near by Bangsar villages, those houses renovation works was handle by my dad, I went to that places b4 last time when I was errr couldn't remember, probably 5-7years old, the whole streets vendors know my dad's name and said that my dad's works was clean and nice, trustworthy contractor.

But right after introduced to my mom's x company located at Klang 10years back from now, company name was Acma if I'm not mistaken, here start the obstacles, my mom's company playing cheats on those contractors who working on few of the company's projects, kept on delaying the payment, till 7years back if I'm not mistaken, all of the contractor was frustrated and stop working for the company anymore, and how bout those fees that the company owe those contractors? Per year only pay back part of it which it not even more than 10% of the building fees, my mom's x company total owe my dad rm70K and now, 7years later, still owning about rm50k more, and guess what, my dad already not hopping of collecting back all the money from the company, my dad went to the forking company to chase money previous years, even less 50% of the original fees which is rm70 discounted to rm35-40k and asked them to settle it ASAP, so that me, his son can further his studies, been waiting for years, only get to collect back rm7k, looks, it's rm7k not rm70k, how many years should my dad wait to collect back all the fees? My dad did what ever action that he should etc: went to get letter of demand from lawyer, grouped up all the contractors who involved in the projects and do some demonstration outside the fckup company, and even appeared in the news paper few years ago, and guess what, nothing happened, the company declare to wind up, but in the same times get to merged with Government, and we can't do anything bout it anymore, they promised will pay back all the debts to make those contractors calm down and stop doing nonsenses to the company, but till now, every years, my dad only received back rm2k maximum from the fckup company, my dad said, it's better than nothing, but this year, not even a single cent we get from the fckup company, frustrated and my dad already stop chasing them, keep some breath and focus on his others renovation works.

And now, as the business is growing big, and actually if you were my blog reader previously, you should know that now actually my dad was running away from taxes, and all the cheque that he get all was banked into my savings accounts, as the amount getting bigger, I scared sooner or later I might get into trouble, so I decided to ask him to register a company so that I can help him to managed those stuff as I'm taking Business Management now, so can help out abit, he told me that he is actually thinking to do so, but he don't want to register under his name for the sake of getting taxes, he wants to register under my name as the sole proprietor, not those Sdn Bhd, I was like, you damn selfish, you running taxes, how bout me? Should I get taxes in my 21st? My dad said he will settle the taxes for me as if the company earning more than the taxes requirement after deducted all those expenses and wages, alright then, since he said he gonna settle it, no need to worry anymore, so I asked around to check what was the minimum ages in order to registering a company, none of my friends can confirm with me, then, asked 1 of my cousin sis who were working as a auditor, she told me that 18years old is the legal ages, not really feel secure nor trust her, so went for second opinion, targeted my lawyer, he confirmed with me that the legal ages to register a company is 18yrs old, so now, I'm already exceeded the legal ages, what was my second steps?

A Company names is the most important step b4 went for registration, well, my 1st idea was Ng & Ng Renovation & Construction, my aunts commented and said the name damn normal, if wanna make in Nice, should be more creative, then how about Jeff Ng & KhinKo Ng Construction? Bro David aka Neh said that Jeff Ng Construction & Consultant is better, then sis Jeannette said that Consultant shouldn't appeared in a construction firms, it should be in some more professional firms like some consultant firms, yeap, I agreed with her statement, she then given me a name Jeff Ng Renovation & Construction, this make a big different as the name sounds suitable isn't? Discussed with my dad, he said previously I given him a normal name as Ng Construction, lolz, I totally forgotten bout it, he said that already submitted to his client quotation, if wanna change, it would be double works, but I told him that a name is important to the company, should be more serious on it, he said he last time got a company named as Public builders, but never register before, should him used back the name? I went home and discuss with my mom, she said if want also can, as the name was given by the god (my mum was a HARDCORE Prayer) then after that, she came out a lots of funny name as Prosperity Renovation & Construction, Will Build Renovation & Construction and until now still hasn't really get a suitable name beside Jeff Ng Renovation & Construction. without the name, how we going for the next step?Haih, Pening...But then from what I could imagining now, David aka Neh going to register a travel management company, what kind of trasportation also provide, air, land or sea, so if I need lorry or treller, can get from him in the future, woah, sounds great aren't it?But then, 1 more person I could named to earn together was my lovely Sis Jeannette, as a Interior Designer, if my dad's client need some one to design for their renovation works, I could intro my sis to the client as well, woah, this is the win win situation isn't? Man, earn together gether is what I wish, when you can see all your friends around earning in the same time as you, how would you feels?AWESOME!!! Anyway, now just dream bout it, hasn't confirm everything yet, wait till all already confirm, then only think bout it, but for the moment, I still can ask my dad to intro my sis to his client to get some freelance work, then my jie can treat me another Sea Food dinner...wee...

It's kinda hectic moment for me now as the project that I'm handling is gonna sold off soon, Phase 1 - 174 units of 3-storey Link houses already sold off last year, Phase 2 - 174 units as well, total signed 115 units, left approximately 55 units more to go, argh, I need help, some more still got a lot of Foreigner's State Consent hasn't submit to the land office, uh...I need a new Assistant badly...

Well, last night while OT-ing in the office, I have a chat with my latest xgf(S.Y), lolz, found out that we seriously not suits to each other, but has no idea why we can couple for 2yrs and 8months, no idea how we can stand for so long with the attitude problems, mis-communication problems and a lot more to listed out, she said I'm too care bout my Face, but then who on earth that doesn't care bout their dignity? She said she already grow up, but I don't think so, she still hasn't face the real world yet, she said that I don't know her at all, haih, she is too naive, immature, what ever issit, right after she burst out all the points that shown we're not suit and no way to turn back that time, I felt that I finally relief from the hurts of the Loves, not even a hurt after heard those words, lolz, curious like shit, I kept on questioning myself why but can't tell out the answer, my elder Aunt aka boss's wife asked me today "why u seems to be very happy today?" , I don't know how to reply her, just told her that "probably is the after consuming some Chocolate effect." she then replied "Oh, then I should bring some chocolate to office next time." -.-'' Do I looks moody all the time? Or my happy looks more handsome? ceh, PERASAN SIAL!! I wandering whats make me moody all the times, hrmm, i guess maybe of the work loads pressure, or mood swing?No idea at all.

I showed my God sis Jeannette bout the conver between me and my xgf, Sis said that she don't even understand what my xgf trying to say to me, lmfao, she then caps lock "YAT SI YAT YEONG" means "suddenly say this, suddenly say that" I laugh, well, I guess is no good to insulting my xgf like this, but her English, should focus more on it, the way she trying to tell me is kinda confusing, yeap she's right, on academic, she's much more better than me, but in real life, she just a nerd <-Take my words, I'm serious, no offences yea.
